 Rental Prices in Istanbul  11.09.2007 back
A new survey of rental prices in Istanbuil shows that luxurious villas with views of the Bosporus cost as much as $10-15,000 per month to rent.


In Istanbul's Üsküdar monthly rent prices for properties that need refurbishing and have a Bosporus view start at YTL450. But in Çengelköy, Salacak, Çamlıca, Kandilli districts there are villas that can be rented for $10-15,000 a month. In Kuzguncuk the rent of a two bedroom flat is around YTL2,500 a month

Daily newspaper Hürriyet continues with its “rent portfolio” with Üsküdar and Bahçelievler districts of Istanbul. Ayten Çolak of Century Pusula Real Estate in Üsküdar's Çengelköy says that monthly rents for one bedroom flats without a view start at YTL 450 but for one bedroom flats with a view they are around YTL 1000.

Ayten Çolak says further that the average price for a one bedroom flat is YTL700 a month even if there is no view. According to her, a two bedroom apartment that needs refurbishing and has no view starts at YTL 500 a month but those with a view cost YTL 2,000 a month. Çolak says that three bedroom apartments without a view start at YTL 600 and go up to YTL1,000 a month but those with a view cost between YTL1,000-3,000 a month. “Four bedroom apartments are not very common,” she says.

Duplex apartments without a view cost YTL 2,000 per month whereas the ones with a view cost YTL 3,000 per month, according to Çolak. “Villas that don't have a view are around YTL 1,700 and those located in a compound with high security cost around 7,000 dollars per month,” she says. According to her, if the villa has a view its rent starts around $3,000 and increases up to $10,000 per month; but there are villas that even cost 10,000 euros. She says that in some regions rents have increased by 25-30 percent in comparison to last year.  

Property experts at Soylu Real Estate in Üsküdar's Bulgurlu say that the rents for two bedroom apartments are around YTL 650-700, three bedroom apartments cost YTL 800-1,000 a month and four and five bedroom duplex apartments cost between YTL1,200-1,500 a month.

According to Soylu Real Estate, Bulgurlu area is developing rapidly and property there yields very good returns. Therefore many buyers are interested in buying property near Bulgurlu and Libadiye streets where houses were built after the earthquake of August 1999.  

Ersan Bıçakçı of Çamlıca Real Estate says that in Acıbadem two bedroom flats cost between YTL 700-1,200, three bedroom flats between YTL850-2500 a month. According to him, in Altunizade the prices vary between YTL800-2,500 for two bedroom flats and prices start at YTL1,250 a month for four bedroom flats. But the rents of penthouse duplex apartments can reach $5,000 a month. Bıçakçı says that in Beylerbeyi district one bedroom apartments cost even more than YTL 1,000 and that the rents of two bedroom apartments with a full Bosporus exceed YTL2,000 a month.
